A Diverse Property Market and Low Cost of Living

Mauritius offers a wide range of real estate options for expatriates, from villas and houses — which are more commonly available for purchase or rent than smaller apartments — to land for new developments, thanks to low construction costs. Compared to Germany, Austria, or Switzerland, housing is far more affordable, and utility costs are low.


Despite the lower prices, the island enjoys stable electricity and excellent internet connectivity.

The overall cost of living is significantly lower than in Germany, while still offering a high quality of life. However, expatriates are advised to obtain international health insurance, as private healthcare facilities are better equipped than public ones. Fortunately, private insurance in Mauritius is very affordable.

Attractive Tax Benefits for Individuals and Businesses

Mauritius isn’t just appealing because of its climate and natural beauty — it’s also a hidden gem for tax advantages. The tax system operates on a "remittance basis," meaning only income earned within Mauritius or transferred to Mauritius is taxable. Passive income generated abroad and not remitted remains completely tax-free.

Personal income tax is progressive, ranging from 0% to 20%, which means, for example, an income of €100,000 is taxed at an effective rate of only around 15%!


Additionally, Mauritius has double taxation agreements with Germany, Austria, and the United States, which is particularly beneficial for retirees. There are no social security contributions, and public healthcare is free — even for expatriates! Nonetheless, private insurance is recommended and is very affordable.

Businesses in Mauritius benefit from a corporate tax rate of 15% on profits, while export-oriented companies pay as little as 3% — an attractive advantage, especially for businesses like dropshipping.

Residency and Work Permits for Mauritius

European citizens do not need a visa for short tourist visits to Mauritius. However, if you wish to stay longer than three months or relocate permanently, you will need to apply for a residence permit and, if applicable, a work permit.

Here are the main permit options:

Premium Visa:
Valid for up to 12 months and free of charge, this visa allows you to work remotely for non-Mauritian clients — perfect for digital nomads.

Occupation Permit:
A combined residence and work permit, available for investors, employees, young professionals, and the self-employed. Family members of permit holders are also eligible for visas.

Residence Permit:
Valid for 10 years, this permit is ideal for retirees and individuals over 50. Requirements include an initial bank transfer of $1,500, followed by a minimum of $1,500 per month or $18,000 per year.

Permanent Residence Permit:
Valid for 20 years, this is available under certain conditions to holders of an Occupation or Residence Permit. It’s especially attractive for investors willing to commit at least $375,000 to local real estate or businesses.
